4 point inspections

Who can fill one out?

Insurance companies want these forms filled out by certain qualified individuals such as a licensed Professional Engineer, Electrician, General or Roofing Contractor.

A “Four Point Inspection” focuses only on four main areas of interest in a home:

  • HVAC (Heating, Ventilation and Air Conditioning)
  • Electrical wiring and panels
  • Plumbing connections and fixtures
  • Roof

The inspection and report describes the condition and age of these elements.

It is becoming increasingly more difficult to acquire required insurance policies on homes 25 years or older.

  • Their concern is that homes with roofs over 20 years in age are the end of their life expectancy and will give way under hurricane conditions relatively easy; therefore allowing for excessive interior damages to both the personal property and the dwelling.
  • Plumbing concerns with older homes is that repairs or older systems could be nearing the point of failure and under adverse weather conditions could prematurely fail also damaging the home or its contents.
  • HVAC & electrical systems also could suffer the same in aging homes that are in need of being updated or were systems were repaired or replaced improperly and may fail and cause fireor water damage.

Newer homes are assumed not to have these same problems especially since they had been recently inspected under newer codes & newer guidelines designed to resist the element better then those homes that were built 30 years ago.

What do they want to see in the Report

The insurance companies do not want reports that contain other unnecessary information.

They want only specific information about the HVAC, plumbing, electrical system and roof in a short one or two page signed document.

Ask your insurance company if they will require a Four Point Inspection Report. You may need it for the mortgage paperwork, but not for the insurance company.

Because of the size of a Standard Home Inspection Report from Hanscomb Inspections is not in a format that your insurance company needs. However, we will transfer all of the collected data to our Four Point Inspection form free of charge to our clients who have paid us for a Standard Home Inspection. You should check with your insurance company in advance to see if our Four Point Inspection form will satisfy their requirements. We cannot guarantee they will accept our form and additional charges will apply if we have to use their form.

  • Clerical assistants $45 per hour(as requested by client) normally for format changes
  • Estimator / Project Manager / Schedulers $115 per hour
  • Inspection Services by Quote
  • Estimating Managers / Senior Project Managers $135 per hour
  • Principles $165 per hour

How you receive your completed estimate:

Your report is delivered by email, or US Mail upon your payment of the invoice. Invoices are sent via email. You will receive your final report on the next business day following clearing of your payment by the bank.

Hanscomb Means also accepts checks, money orders and wire transfers; however these options will delay delivery until your payment clears the bank.

REFUND POLICY: Our service provides intellectual property based on our estimating, therefore we do not refund any payments.
