Short term investment loans, sometimes called Fix & Flip, Rehab, or Renovation Loans, allow investors to purchase investment properties of 1-4 units for renovation and subsequent sale. These loans are not available for owner-occupied properties.
Traditional loan products are based on the purchase price of the property in its current condition. They do not take into account the value-added by rehab and renovation, nor the cost of the renovation itself. Our Fix & Flip loan program is based on 75% of the After Repair Value of the investment property you are purchasing and renovating.

2. Copy of Driver's License
3. Last two months bank statements (all pages included)
4. Last two years of tax returns
For Closing:
1. Rehab budget from licensed contractor
2. Executed purchase agreement
3. Articles of organization, operating agreement, and IRS tax ID letter
4. Insurance: Builders Risk policy
