Here what we do for you is we analyze, define and quantify the claim in as logical of a fashion as can be put on paper so that your decision-makers can logically understand what is being claimed.

Personal experience has indicated to me that poor communication, lack of project logs and sign in sheets, lack of logging in materials brought on site have made it all but impossible to quantify the maximum potential effort a vendor could have given. This is something different from the actual work in place as sometimes a lack of productivity is now being brought into play because an area is not ready to be worked on when it was supposed to and or conditions were materially different than what was anticipated. This and many other factors play a role in how a construction claim can be viewed.

While we do not replace your management team, or your legal team we know play the role of an independent third-party looking at it with a fresh set of eyes and no vested interest. This will sometimes assist the management team in making painful decisions quickly. Estimating from paper plans can be done, but is slower and slightly more costly.

Computer Takeoffs are quicker and less expensive & slightly more accurate. Our preference is Adobe PDF or Tiff files preferably color.

  • Group PDF's of all drawing, sketches, photos, in order of disciplines to include all schedules i.e. Architectural, structural, civil, mechanical, electrical, plumbing.
  • All sheets must be marked with scale in which the drawing was done
  • Generally this couple days to get everything together, depending on the quality of the drawings and measurements, there may be some questions.

Cost Estimating

Cost estimating is realizing various stages for various reasons below are some generic definitions of the types and styles of estimates that are available& what can be expected from them.

Initially a conceptual or budgetary estimate is done with limited information for the purpose of having a general idea of what to give an undertaking may cost.

As designers continue to design & owners provide more input the design continues to develop the bells and whistles and desires have a tendency to grow. Solutions tend to cost money. As the design develops, estimates become more detailed and that can become part of an integrated value engineering process throughout the design phase. At the end of the schematic design and design

development stages, the cost estimator generally produces a more comprehensive project cost estimate as the project should now be better detailed & defined.

  • The final estimates are generally either labeled permit plans or construction docs (50% or 100% construction docs) and should be completely defined. The should be detailed documents outlining everything that the owners are expecting to have built. These detailed documents will provide a detailed construction estimate & is the product of a process whereby the cost of a proposed construction project is predicted within a margin of error. The estimate is prepared by breaking down the items of work in an orderly and logical basis, determining the cost of each item from a database coupled with experience.
  • Overhead, profit, insurances & permitting percentages will generally be provided by you the requester as there will be no one more familiar with your local economy then you are. You would have a better idea of knowing what your competition is doing & and what you have done in the past. What we are able to do for you is generate by your ZIP Code what item costs and generalized labor costs would be for any given item. In order to be is accurate as possible with the overall price it would be sensible to you to review the estimate pricing for those things that you are familiar with and make any minor adjustments you deem fit based on what you've seen local companies bid & your ability to compete with.
  • Estimate accuracy is based on measuring and pricing of quantities where the information provided. The more work done by subcontractors the greater the overall contract cost will be as each subcontractor will have his own markup in the overall contractor will then again have a markup. Our pricing reflects the probable construction cost obtainable in a project locality based on ZIP Code, is not a prediction of the low bid. Many factors can affect bids, from the pay history of the person requesting the bids, to the size of the bid packages & bonding requirements, to the number of qualified bidders for that particular type of work in that area or even the complexity of the work can affect how much of a contingency each individual bidder may add to his bid in order to protect his company. The accuracy of an estimates dependent on various external factors, but the line items estimate will generally be within about 7% on a good set of plans. The additional variances will come in quickly from: project desirability, difficulty, specialty items, subcontractor markups, contractor markups the various overheads & cause that % variation to rise.
